VEREIT’s Asset Management team focuses on managing risk within our owned and managed property portfolio.

Operations

Our team actively engages with our in-house experts, tenants and local market resources to evaluate:

 

» Assets within three years of lease expiration
» Assets where submarket conditions or tenant credit deterioration expose us to abnormally high risk
» Cases where the level of secured debt or the loan structure puts incremental investment in the property at unusually high risk
» Cases where we believe we can achieve mutually beneficial lease modifications

 

At the property level, VEREIT seeks to preserve or create value by:

 

» Understanding the importance of the property to the tenant
» Underwriting the quality and condition of the real estate, both to the tenant and within the local real estate market
» Extending leases with existing tenants
» Repositioning the property and replacing the tenant when necessary
» Managing the investment of new capital to ensure an appropriate risk-adjusted return while minimizing portfolio vacancy

 

On a portfolio level, the Asset Management team helps monitor and manage risk arising from:

 

» Shifting local market conditions
» Accruing property obsolescence
» Concentration of exposure to a particular tenant, submarket or property type
» High likelihood that excessive capital will be necessary to retain a tenant or maintain an asset
