Underwriting Process

VEREIT’s Underwriting team is a critical part of the acquisition process and plays a key role in ensuring each property is a worthy addition to our owned and managed portfolios. We carefully analyze each deal to ensure every asset added to the portfolio is a strong investment. During the acquisition process, the Underwriting team performs thorough research including:

» Tenant, credit and lease analysis
» Review of market data and sales comps
» Ordering environmental studies
» Physical inspection of the property
» Review of all third-party due diligence reports for the asset including:
Environmental assessments | Tile/survey/zoning reports | Property condition reports

Property Acquisition Analysis

The Deal

VEREIT is focused on properties with long-term triple- or double-net leases. We will seek existing assets via acquisition or sale-leaseback, or partner with developers or tenants in build-to-suit, sale-leaseback or forward commitment transactions.

The Tenant

VEREIT primarily acquires properties leased by creditworthy tenants in necessity retail; quick-serve, casual and family dining; and mission-critical office and industrial properties.
